Floor Coatings for Michigan Concrete
Epoxy flooring in Grand Rapids has a harder job than it does in a mild climate. Wikipedia lists Grand Rapids as one of the snowiest major cities in the United States, with about 75 inches of snow a year, much of it lake-effect snow off Lake Michigan. Every one of those storms puts salt on the roads, and the salt rides into your garage on the car. A coating here has to stand up to salty meltwater sitting on it for months, and it has to be bonded well enough that freeze-thaw cycles at the garage door do not lift it.
Why garage floors get the most attention
In Grand Rapids, people search for garage floor coating as often as they search for epoxy flooring itself, and for good reason. The garage is where most of the damage happens. A 2008 literature review prepared for the South Dakota Department of Transportation by the Michigan Tech Transportation Institute found that sodium chloride causes severe scaling of concrete under freeze-thaw cycling, and that calcium and magnesium chloride can attack the concrete chemically as well. Bare garage slabs in West Michigan often show it: flaking at the surface, pitting near the door, and white salt rings where puddles dried. A sealed, seamless coating keeps that brine on top of the floor where it can be squeegeed out, instead of soaking into the concrete.
Older houses, older slabs
Grand Rapids has an old housing stock. American Community Survey figures (2019 to 2023) summarized by Point2Homes show that about 37.5% of the city's housing units were built in 1939 or earlier, and the median year built is 1953. Old slabs are often thinner, cracked, patched, or coated with paint and sealers from decades past. Before we quote, we check for old coatings that have to come off, cracks that need filling, and low spots where water collects. That is also why we do not price a floor from a phone call: two garages of the same size can need very different prep.
Basements and moisture
West Michigan summers are humid, and basement slabs sit against damp ground. The EPA recommends keeping indoor humidity below 60%, ideally 30 to 50%, and a cold basement slab under humid air can sweat. Moisture coming up through the slab is the most common reason basement coatings blister. We test the slab before we recommend a system, and where moisture is present we use a moisture-tolerant primer or tell you the floor needs a water problem fixed first. Michigan also has a radon issue: the state's radon program reports that 26% of short-term test kits read at or above the EPA action level of 4 pCi/L. A floor coating is not a radon mitigation system, so we suggest testing before you finish a basement.
Choosing a system
- Epoxy with a urethane or polyaspartic topcoat: a thick, hard base that bonds well to ground concrete, with a topcoat that resists UV and abrasion.
- Flake broadcast floors: colored vinyl chips scattered into the base coat to refusal, which hides dirt and adds texture underfoot.
- Polyaspartic systems: fast-curing coatings that let you walk on the floor the same day and park sooner than with standard epoxy.
- Metallic epoxy: a poured, swirled finish for basements, home bars and media rooms where looks matter most.
- Commercial and shop floors: thicker 100% solids systems for forklifts, rolling loads and chemical spills.
What a garage floor installation includes
- A walk-through to confirm what gets moved out and what stays
- A moisture check and a look at cracks, spalls and old coatings
- Diamond grinding of the whole floor, edges included, then vacuuming the dust
- Crack and spall repair, and filling of control joints if you want a smooth look
- Base coat, flake broadcast or color coat, and a clear topcoat
- Written guidance on when to walk, when to park and how to clean the floor in winter
Why Homeowners Call Grand Rapids Epoxy Flooring Pros
Prep comes first
Every floor is diamond ground and every crack is filled before a coating goes down. Most peeling starts with skipped prep.
Moisture checked before we quote
Basement and slab-on-grade floors are tested so the system matches the slab, not the other way around.
Systems chosen for salt and cold
Garage floors get a seamless, chemical-resistant topcoat and texture so salty meltwater stays on top and the floor is not slick.
One written price
Your quote lists the square footage, the prep, each coat and the total. Any change to the scope is written up for you to approve first.

Where We Work
Grand Rapids is the center of our service area. We also coat floors across Kent County and nearby parts of Ottawa County: Wyoming, Kentwood, Walker, Grandville, East Grand Rapids, Comstock Park, Rockford, Cedar Springs, Ada, Cascade, Lowell, Caledonia, Byron Center, Hudsonville, Jenison and Allendale. The conditions change from place to place. Older city neighborhoods and inner-ring suburbs have more basements with decades-old slabs and more detached garages, while newer subdivisions in the outer townships tend to have large attached garages with slabs that are in better shape but still take a winter's worth of road salt. Each area page covers what we know about homes and floors there.

Common Questions
How much does epoxy flooring cost in Grand Rapids?
HomeGuide puts professionally installed epoxy at about $4 to $10 per square foot nationally, or about $1,600 to $5,800 for a two-car garage. Polyaspartic and flake systems usually cost more, and heavy prep such as removing old coatings or repairing salt damage adds to the total. We give a written price after seeing the floor.
How much would it cost to epoxy a 1,200 square foot floor?
At HomeGuide's national range of $4 to $10 per square foot, a 1,200 square foot floor works out to about $4,800 to $12,000 for epoxy. At its $5 to $12 range for polyaspartic, it would be about $6,000 to $14,400. Basements and shop floors in that size range vary a lot with moisture and crack repair, so the on-site estimate sets the price.
What are the downsides of epoxy resin flooring?
Epoxy needs a dry, well-prepared slab, and it can peel if moisture or oil is trapped under it. Standard epoxy cures slowly (HomeGuide says up to a week for a full cure), can yellow in sunlight without a UV-stable topcoat, and can be slippery when wet unless texture is added. Each of those has a fix, but they have to be planned for at the start.
What is the best epoxy kit for a garage floor?
Store kits cost about $200 to $700 according to HomeGuide, and many are water-based, which HomeGuide says may need recoating every 3 to 5 years. The bigger difference is prep: most kits rely on acid etching, while a professional install starts with diamond grinding. On a Michigan garage that sees road salt every winter, prep is what decides whether the coating lasts.
Can epoxy flooring be applied to wood floors?
Epoxy is sometimes poured over wood in craft and commercial settings, but wood expands and contracts with humidity, which can crack a rigid coating. We coat concrete only. If you have a wood subfloor, a different flooring material is usually the better choice.
Does road salt damage epoxy garage floors?
A sound, fully cured coating resists salt far better than bare concrete, which is why many West Michigan homeowners coat their garages. Salt brine left sitting for weeks can still dull a topcoat and wear it faster, so we suggest squeegeeing meltwater out and rinsing the floor a few times over the winter.
Can you install a garage floor coating in winter?
Resin coatings need the slab and the air to be warm enough to cure, and each product lists its own minimums. In winter we check slab temperature, may heat the space, and often choose a polyaspartic topcoat, which HomeGuide describes as having a wider application temperature range than epoxy. If conditions are not right, we tell you and schedule for a better window.
